恒大物业吹响外拓“冲锋号”在管面积突破4亿平

继1月大手笔收购亚太酒店物业后,恒大物业(6666.HK)继续加速扩张。

3月1日,恒大物业发布公告,2月份通过外拓及并购新签订物业合约面积3177.95万平方米,在管面积2774.66万平方米,涵盖住宅、写字楼、产业园、高铁站、地铁站、医院、学校、文体场馆等丰富业态,并新增城市公服项目3个。

截至2月末,恒大物业年内累计签订外拓及并购物业合约面积约1.15亿平方米,在管面积约1.1亿平方米,以及城市公服项目36个。在上述外拓及并购业务完成后,恒大物业合约面积将达6.79亿平方米,在管面积达4.13亿平方米。

自去年末登陆港股后,恒大物业吹响外拓“冲锋号”。据公司年初下达的“军令状”:今年要新增拓展在管面积3.6亿平方米,全年净利润超39亿,增长超50%。以此计算,仅两个月恒大物业新增拓展在管面积已完成全年目标31%,顺利完成“军令状”无虞。

分析认为,物管行业集中度将加速提升,强者恒强愈发明显,龙头物管公司将打开更广阔成长空间,恒大物业更成为各大投行强烈看好的优质标的。天风证券表示,恒大物业背靠恒大集团,内生规模增长快速,且外拓面积将高速增长,增值服务更拥有巨大潜力,预计未来三年规模与利润均迎来超高速增长,给予“买入”评级,目标价31.4港元。

值得一提的是,恒大物业将于3月15日正式纳入恒生综合指数与恒生沪深港通大湾区综合指数,意味着公司将于当日正式进入港股通。
