恒大物业发布2021年中期业绩公告:上半年实现营业收入78.73亿,同比大增68.3%.

随着存量房时代的到来,物业管理成为房企另一个战场。8月31日,恒大物业发布2021年中期业绩公告:上半年实现营业收入78.73亿,同比大增68.3%,毛利润29.39亿,同比大增68.7%,净利润19.34亿,同比大增68.6%,各项核心指标处于行业领先水平。

第三方拓展翻倍式增长

瞄准物管市场万亿级蓝海,恒大物业已形成全国化布局,截至2021上半年,业务范围扩展至全国317个城市,覆盖320万户业主。

盈利能力的大幅提升离不开在管面积持续增长。公告显示,截至上半年,恒大物业合约面积达8.1亿㎡,同比增长58%;在管面积达4.5亿㎡,同比增长77%。

规模暴增的背后,除了依托母公司每年提供的大量优质项目外,第三方项目亦成为恒大物业强劲的增长引擎。今年上半年,恒大物业第三方项目在管面积已同比暴增137倍,公司力争在今年底实现合约面积突破9亿㎡,在管面积突破6亿㎡。

增值服务成第二增长引擎

在增值服务领域,恒大物业已与腾讯、阿里、房车宝等联手,深入开展房产中介、保险经纪、社区团购、家装美居、养老康养等众多业务,盈利能力持续提高。

数据显示,上半年恒大物业社区增值服务收入11.39亿,同比大增83%,其中家居美装收入大增873%。除此之外,恒大物业联手腾讯推出物业科技平台“微物云”、与AI独角兽商汤科技联手发力智慧物业人工智能技术。

中指院预计,到2022年,全国基础物业管理市场规模约为1.2万亿元。恒大物业凭借高成长性与高盈利能力,伴随科技赋能的力度持续加大,未来业绩也将打开新的增长空间。
